I can't imagine yours looks that bad based on the pics you posted. if it looks OK, and you don't have any leaks into the camper or into the trim areas, I would not worry about it. That said, I am looking for suitable materials to replace mine. Will post if I discover anything.

After they pressure washed it, they must have really sprayed directly on the upper seal and the foam is showing , the white material is actually just falling apart now.
yes , please do post back with a suitable material when you find something.

One on the things I haven't checked into yet is the marine vinyl. One would think it would be a better material; just don't know why TM doesn't use it other then maybe cost.

Pressure washing a TM is not a good idea. Besides water penetration into the wall structure, it can take off the outer gel coat.

Got the new vinyl in place. Just need to finish closing up and caulking. $5 bucks for new foam at the auto upholstery place. I painted the wood first. Also used 3/4 X1/8 aluminum on the underside in place of staples to hold the vinyl in place.
I looked long and hard at replacing the wood with 1"X2" aluminum screen porch track. But decided to much work at the present time. Thought my rebuilding camper days were over.

After reading the comments on this thread,
it occurs to me that installing an external 'flap' of
marine grade vinyl at edge of shells, to protect the actual seals from the UV.
By being along the exposed edge, it would be easier to replace when it deteriorates.
Marine grade upholstery vinyl available on Amazon.
I used it to line the drawers on my new black rolling tool box.
The tools really show up well against the orange vinyl.
Just a thought.

Bumping this thread since I recently started the project of replacing my seals. I had posted some time previously that I discovered signs of wood rot inside the bag perimeter area. That turned out to be an understatement. When I got the trim pieces dismantled I discovered that all of the wood around the whole perimeter was completely rotted and unusable. Mostly pulverized wood plus some of the foam was still wet inside.
So this has turned into a major redneck engineering project having to rig up a way to replace the wood and using some marine vinyl fabric and foam from Hancock fabrics. I may take a couple pics if I get it to the point I am not embarrassed to do so.

I am trying to use treated 1x2's for replacement wood for lack of finding anything more suitable in size. The fit is not exact to the original so I am using small brass wood screws and washers to reattach the fabric and metal skins to the wood.
